However, the need for a thorough inspection, even by yourself, also applies to older buildings as well. Back in 2005, I was the "winning bidder" on a co-op in Bay Ridge (built 1925). First time I viewed it, I didn't notice any structural problems. The second time I went to see it after my offer was accepted, I noticed that the building, and the apartment, shook and vibrated violently every time the R train passed underneath! It was horrible. Like Mr. Gershburg says...Caveat Emptor...Let the buyer beware. No wonder it was "below market"!
