Time, Control and Involvement
Despite popular opinion to the contrary, the Real Estate market in New York is not declining to the degree that many people would have you believe. Therefore, we don’t believe a prospective Seller should have to sacrifice any more to sell their property than they would have only a few years ago. Those beliefs drive the manner in which we work for Sellers.
A Seller’s “Keys”:
In order to make sure the Seller receives what they want and deserve, our firm address’s three key areas in all of our Real Estate Transactions:
Time, Control, and the Communication.
Time:
Commonly when a seller is selling his or her home, they are planning to move into another property. Thats why giving our clients sufficient time to move is crucial in our preparation of the Contract of Sale. We not only ask our clients what their future living arrangements will be, we go into detail. In other words, if a client is moving into a new construction, how feasible is it that it will be done by the time the client closes on this Contract? How feasible is it that the clients new property will be move in ready by the time this Contract closes? We determine the feasibility, and then plan accordingly. On the other hand, a seller may need to quickly sell their property, and so the clients expectation should be that their attorney will be able to make sure the closing occurs as quickly as is feasible. Whatever the unique circumstances are, we work with the client to make sure we integrate their needs into the Contract of Sale. We know, understand, and implement contractual techniques that will increases the chances the client receives exactly what they expect.

Control:
The Contract of Sale is, in its simplest form, about providing control to the seller. Our firms makes sure the seller is able to craft the Contract of Sale to tailor his or her needs. Whether it be a specific mortgage amount, or a time upon which the purchaser must close, our firm makes sure the Seller is the party who dictates the material terms, and not the other way around.
Communication:
Perhaps the last thing a seller wants to hear is that the Purchasers have obtained a mortgage and the Seller’s attorney isnt aware of it. We allay that fear by personally contacting the mortgage broker, the Purchasers attorney and the Title company on a consistent basis to make sure all the necessary requirements for purchasing our clients property are being handled on an expedient basis. And when we say we personally contact these parties, we don’t mean our staff contacts them. We mean an attorney does. Furthermore, through out website, clients are able to check the status of their sale 24 hours a day, seven days a week. We strive to make sure our clients knows exactly whats happening with his or her sale at anytime.
Purchasing Real Estate:
Our Firm walks you through the ENTIRE process. From negotiating the Contract of Sale to the time you receive your keys at the closing. Any time you have questions with respect to the Purchase of your home, call us. Every phone call you make will be returned!

Your real estate agent will also be to view key information which will allow them to work more efficiently and will save you the hassle of unnecessary phone calls.
What does our firm provide:
1 - Contract Preparation and Negotiation.
We make sure you’re protected financially, and legally in the Contract of Sale. We then sit down with you and determine what you specific items you want placed in the contract. Maybe you want to keep the furniture in the house. Or perhaps you want a specific amount of time before you move in? We ask you plainly what you want or don’t want in the contract. Then we work hard to make sure you asked for is included. At this point our job is only half done. We then make sure that you’ve understood every key term in the contract, and that your satisfied and ready. It is only at that point that we send the Contract back to the seller.
2 - Mortgage Advice:
We live in an unprecedented time when hard working individuals applying for mortgages are finding that what they applied for is not what they received. Foreclosures are at their highest levels now, in part because many purchasers are made to believe they can afford payments that financially and realistically, they cannot. We do our very best to ensure that horrible surprises do not happen to our clients. Our attorneys will explain, in an easy to understand way, you can expect to pay and what you NEED to know about the mortgage you are applying for.
3 - The Inspection:
The last thing that you want when you purchase an existing home is to find out that there are termites or serious structural problems with the home. An Engineers Inspection remedies that and ensures that the major operating systems shall be in working order at the closing of title. An engineer’s inspection goes beyond the basic operating systems and reviews the entire structure. However, it is not a guaranty; it is an informational report to be used by a Purchaser as a guide to make the final decision to purchase a home. Our attorneys use this inspection report and make sure you are aware of what you are purchasing before the date of closing. Again, our goal is to ensure you know exactly what is going on at all times.
3 - Title:
Simply put, we make sure the Title you are receiving is “good and marketable.” In other words, our attorneys review title documents to ensure that the property you are purchasing will not have any judgments, mortgages and other liens which may exist against the property. If these judgments, mortgages, or violations are not cleared by the time of closing, you, as a Purchaser, have the right to cancel the contract and receive your down payment back. When you purchase a property, you deserve to purchase it without any problems surrounding ownership.
4 - The Closing:
The day you’ve been waiting for finally arrives. But not before our attorneys co-ordinate the closing. We contact the bank, the seller, the title company (if required) to make sure everyone agrees upon the place and time. At the closing, the following occur:
* The Purchaser receives title to their home.
* The Bank closes it’s loan and issues its loan proceeds to the Purchaser, who in turn transfers them to the Seller as part of the balance of the purchase price.
* The Title Company guarantees both the Bank and the Purchaser that the Purchaser is obtaining good and marketable title
* You receive the keys to your home.
5 - The Closing Statement:
Our work isn’t done even after you’ve moved into your new house. After the closing, our office will send you a Closing Statement from detailing all of the financial aspects of the closing and copies of the documents executed at the closing. This not only provides you with important records, but it provides your accountant easily accessible numbers in preparing your taxes.
